Kaplan Management Co., Inc. was formed in 1978 to offer fee management services for owners of multi-family properties, shopping centers, and office buildings. In 1984, the Kaplan management portfolio began to grow dramatically and by 1986, the company was fee managing 12,000 multi-family units and 2,500,000 square feet of office and commercial space. Our clients included John Hancock Properties, RTC, Southwest Plan, numerous savings and loans, commercial banks, and several large and small independent owners. Both management and construction/renovation services were offered to clients.



To take advantage of the real estate owned opportunities, Kaplan decided to specialize in fee management of multi-family properties and became more aggressive in the development of multi-family projects as well as acquisition of existing multi-family projects. In the 1990s, Kaplan became a principal investor in multi-family residential properties and quickly began to additionally focus on existing property acquisitions, both value-add and core properties. Our joint venture equity partners included GE, Torreon (Fortress) and South Charles (Bank of America's JV equity arm). Starting in late 2004 when economics favored development versus acquisitions, Kaplan resumed ground up development in the Sun Belt states with high net worth partners and institutions such as Westplan and Cypress Realty Advisors. Having been among the 25 largest management companies in Houston, Texas, our management clients have included CW Capital, Berkshire, JE Robert, CIII, as well as individual owners. Our excellent reputation, with both clients and employees, affords us the ability to attract the best experienced and knowledgeable people in our industry.
